Construction Defect:
Improper Exhaust Hood Installation
Bathroom
and kitchen exhaust fans are vented to the outside via a flue
connecting to an
exhaust hood at the roof (see photo above) to allow moist air
(and smoke) to escape from
the home. However, builders who forget to plan for such
necessities before the roof cover is installed must retrofit these vents and hoods -- with
sometimes startling results.
The
photo above shows one Florida builder's attempt to install a
kitchen exhaust fan vent hood after the fact. Due to the
visibly broken shingle and the excessively wide open pattern
of the black tar-like roofer's cement surrounding this vent,
it would appear that the shingles were improperly torn away
(possibly with the claw of a hammer) with little care or
forethought for how the vent hood and flashing would be
properly fitted to prevent future water penetration.
The
roofer's cement surrounding this vent will age and dry --
becoming brittle -- and this vent will become a premature roof
leak.
